Site Background

East Dorset District Council (EDDC) and Christchurch Borough Council are developing a Joint Local Plan, which will guide development in the area up to 2028. The Joint Core Strategy was adopted in 2014 and forms part one of the Local Plan process.

Aside from setting out the wider areas in which various forms of development should be located, the Local Plan also considers individual and available sites. The Core Strategy identified a number of sites across the district that are considered appropriate to be developed.

Each identified site is associated with a specific policy that sets out, from the Council's position, criteria to be met as part of any proposals put forward. Land off Edmondsham Road was allocated as 'The North Western New Neighbourhood' for Verwood under Policy VTSW4 of the adopted Core Strategy.

Pennyfarthing Homes has prepared its outline proposals taking into account the criteria outlined as part of Policy VTSW4.

 

Policy VTSW4 - North Western Verwood New Neighbourhood

A New Neighbourhood to the north west of Verwood is identified to provide about 230 homes. To enable this the Green Belt boundary will be amended to exclude the land identified for new housing.

Layout and design

  • The new neighbourhood will be set out according to the principles of the masterplan.
  • A design code will be agreed by the Council, setting out the required high standards.

Green Infrastructure

  • A Suitable Alternative Natural Greenspace strategy is to be implemented as part of the provision of the new housing as required by Policy ME2 and Appendix 5.

Transport and access

  • Vehicular access is to be provided from Edmondsham Road.
  • Dedicated pedestrian and cycling links are to be provided throughout the housing area and link into the existing networks.
